We here at Obilir Bathrooms have spent years perfecting the things we do when creating beautiful bathrooms and work hard on our unbeatable customer service. Our main priority is to make sure that our customer’s have a very positive experience and have a top quality bathroom that they can be proud of. Heres a breakdown of how we go about your bathroom obviously every bathrooms different but reading this information can usually help customers envision the process. A lot of our competitors keep customers in the dark with what to expect but we believe that laying out the process as best we can helps everyone stay informed, relaxed and confident throughout.

Starting Date Process

   Commence work at approximately 8am (unless customers work commitments interfere). All stairs, entrance, hall and landing floors covered with “roll and stroll” plastic to protect carpet.  Banister covered with sheeting. Bathroom door removed and covered with sheeting. Entrance to bathroom PVC sheeted. All pictures and ornaments along staircase or in positions likely to occur accidental damage removed, boxed and suitably stored. Skip to be suitably located when arrives on front path or street as appropriate. Alternatively, tarpaulin to be pegged down at front of house if no skip is necessary or practical. Bathroom rip out starts. Water shut off either at street isolation point or internal stop cock.  Water to be isolated and only resupplied at end of days or only as an extreme emergency during day allowances should be made accordingly washing machine use kettle water for cooking etc. Toilet removed intact (if possible) and taken to outside storage on tarpaulin. Waste pipe opening to be temporarily bunged to avoid unpleasant smells immersing into property. All bathroom furniture removed and taken out in a manner that ensures no damage to rest of house stairs, wallpaper in hall etc.  All tiling removed and bagged, and the room returned back to brick or stud in case of false walls. All flooring tiles or laminate removed including any under ply and unsuitable floorboards.  At this point it is important to communicate that any small infringement or unsuitable floorboard will be replaced as an incorporation of price but severe degradation to joists only accessible must be addressed and is the only possible hidden charge in the entire process.  Dry rot or unstable joists likely to infringe in the stability and safety of the buildings structural integrity it is worth pointing out this has never occurred in any jobs I have worked on but for full clarity in the extremely unlikely event this does occur O­bilir Bathrooms are under no obligation to replace structural joists as part of agreed price. All pipe alterations completed. All electrical wiring systems altered Toilet reinstated for client use if damaged in removal new toilet will be installed temporarily for customer use. Finishing time for day 1 will be around 730pm. (unless stated by client).          

 

Day 2 and 3 Process

  
 Reroute any changes to wastewater piping.  This includes making sure any pipe falls are within correct parameters for pipe size and speculated flow consternation.  Piping to be clamped down appropriately to ensure nonmovement when in operational use.   9mm plywood fitted on the floor and screwed down every 8 -10 cm apart to reduce any possible movement necessary for tiling or laminate as applicable. Check window reveals to see if foam sealing is necessary to avoid water, moisture and draft egress. Plasterboard to be fitted to all walls and bond plaster any areas as to be completely level, correctly constructed and waterproofed with tank system where necessary. If ceiling is to be plastered then plasterer comes about 4-6 o’clock on second or third evening. If PVC ceiling is to be fitted, then a timber frame will be fitted first to eradicate joint visibility and uniform the tiling on walls.   All cabling for electrical accessories will be put into position.  spotlights and other accessories, installed speakers etc. All electrics undertaken by a qualified electrician all electrical installation follows BS7671 Plastered ceilings are to be thoroughly dried out then matt painted white twice and spotlights installed. Alternatively other paint colours can be used but these will need to be bought separately by customer and will need to be ready for us on day three. All areas that need waterproof tanking to be tanked and sealed. Bath and shower area and flooring. If Bath is required as part of project, then bath to be installed with new wooden cradle frame made from 6 by 3 inch timber. Bath to be securely set up, level and at the right height. Protective covering to be left on. Room to be tidied out and stairs and landing to be cleared. Toilet reinstated.
  

Day 4 and 5 – Tiling

  All walls, floors and agreed parts of bathroom to be tiled. Beading to be installed around ceiling to wall corner. Process for tiling is as follows: Obilir Bathrooms will give you a measurement of amount of tiles you will need allowing for wastage due to cuts, corners, door frame and windows etc.   We will suggest where the best deals are to be had etc. The customer then will choose and purchase their own tiles from the tile shop.  Our quoted price will therefore only apply for the fitting of the tiles. We do not price for the actual tiles, just the installation.  We do however fully cover the tiles in our guarantee and any problem with tiles at a later stage your rights will still apply.     Reasons for this are that the tiles are a real expression of the overall look and tastes of the individual.  After much experience of mutual confusion and slight disappointment when purchasing tiles for customers we think that this way we both ensure that the right tiles are picked first time.  The tile industry is setup for this process and is common practice. To help, we are willing to come with customers for advice, but the shop assistants are usually extremely helpful.  We supply all grout and tile adhesive and promise that if our measure is over, we reimburse you for any full boxes of tiles left over. All our tiling is subcontracted to Greg Loughlan Tiling we have worked together for many years and they are the best and most reliable tilers. Oblilr Bathrooms do tile, but we know that for perfection and speed this is a better route. All examples of previous work can be supplied upon request.

Day 6 and 7 Fitting Suite and Sealing Up

New bathroom suite installed and checked for scratches defaults or problems

  • Toilet – to be correctly secured to floor and to wall as appropriate. Sealed at floor and cistern points of contact with wall sealed correctly and neatly.  Toilet seat will be hard high gloss plastic soft shut self-close.
  • Basin – whether vanity unit, floating vanity, sink and pedestal all basin will fully enclose and hide pipe work securely attached using proper hooking systems and locking bracket techniques that offer a securer stronger hold to the wall.
  • All taps and wastes – are wet vacuumed clear in the case of reuse of existing waste piping to ensure a clear and clean water exodus from bath, shower, sink. All pipes are installed with isolator so that isolation of each piece of apparatus is possible individually.
  • Bath – to be filled with water and sealed a second time offering three points of water sealing the first initial seal to the wall, the actual tile, then the final seal between tile and bath.
  • Towel radiators to be level and for holding brackets will be equally sited apart for aesthetic results. Piping to be in chrome and covers for bottom of pipes correctly installed. All heating system to be rebalanced after and bled as and where necessary.
  • Shower screen to be correctly installed unable to swing or move, if a securing arm is needed to ensure this it will be.  It will also be sized and positioned in a way not likely to be make contact with other items Usually the door is the main problem with this, to fix this the door swing will be blocked by a door stop. 

All sealing done to industry standard using highest quality sealants and techniques.

Skip removed and any free space is now available to be used by customer we ask that any non-bathroom waste is not put in skip because there can be a surprising amount of waste by time bathroom is completed and skip cost is at a premium. Once project is completed. Skip is yours.

Skip removal does not and should not affect the jobs status as closed and final payment should not be withheld until skip is removed this is because most bathrooms are completed Friday, Saturday or  Sunday and skip company’s collect usually Tuesday or Wednesday. Obilir Bathrooms has little control over this.

Bathroom door refitted any adjustments due to new floor height to be made.

Carpet roll and stroll removed. Sheeting put away.

Reinstatement of ornaments and pictures that where boxed for safety as applicable.

Professional cleaner comes into clean hall landing hoover carpet and dust away banister and spindles. Cleaner will also give bathroom a “pro buff” to give it a show room finish.

Managing Expectations

Obilir Bathrooms have stated our schedule of works as an advisory process to our customers so that they can get a perspective of how things are going to progress, but every bathroom is unique with their own set of challenges and we cannot guarantee that extenuating circumstances will force us to change how we tackle a bathroom. There are millions of variations to each bathroom.   We assert that in all ways in our control we will follow this process as a guide and target but this isn’t a one size fit all solution for every bathroom in its entirety and this information was not written specifically with your project in mind any missing information or process should be ignored. This is not a contract of work, merely a guide in order to answer questions and to help customers visualize the process.
